Choosing a Real Estate Agent

There is no shortage of experienced real estate agents out there, all of whom would be able to sell your property and achieve a good result. So how do you sift through them to find the one that you’re going to use?

Generally potential vendors rely on a combination of a few things when choosing a real estate agent to sell their home, e.g. word of mouth recommendations, personal experience, local area sales results and gut feel.

I would always suggest speaking to two to three agents and take into account the following:

Should I Sell My Property at Auction or by Private Sale?

There are certainly pros and cons to both selling at Auction and via Private sale, depending on individual circumstances, individual properties and the state of the market at the time. Generally we recommend going to auction, provided there is a lot of interest in the property, as auctions create a competitive bidding environment, which in turn can help achieve a premium result. As well as this, auction gives you a set end date, a fixed marketing campaign and an unconditional contract with no cooling-off period.

In contrast, if you are not in a rush to sell, a private sale might suit you better. Buyers tend to prefer purchasing via private sale as it reduces their risk of overpaying at auction, also some people are not comfortable with the auction environment. A private sale can also be less likely to attract attention and may be preferable for those wanting to keep their business private.

Whichever option you choose does not have to be set in stone! If you sign up to an auction campaign but we receive an outstanding offer prior to auction, you can accept it and close the deal. Likewise if your property is listed for private sale but you wish to create some more urgency around the campaign, we can easily convert it to auction. The choice is yours!
